The first consultation is free, from which I will prepare a fee proposal to include approximate costs and all local authority and engineer’s fees.

If CAD drawings are required, these can be provided, but I generally prefer the traditional ink on paper presentation, as this tends to go down better with local authorities.

Services

Every job is different, every client is individual. My role is to define what the client wants and try to provide it. I can supply as much or as little assistance as is required. The full scope of the services I can offer are set out below – you can select the Workstages you desire.

1. Discussion to determine the client’s requirements or the brief, before design commences. This may include consultations with the local authority – this is provided free of charge.
2. Workstage C:  Measured dimensional survey of the buildings or arrangement of a land survey by others. Preparation of sketch designs – alternative solutions to the problem will be provided.
3. Workstage D:  Planning application
4. Workstage E:  Building Regulation application

Usually the Building Regulation drawings can be passed to the builder for construction purposes. These drawings show the basic building but no details like socket outlets and lighting. Additional construction details and specifications can be provided where required.

Fees

Fees for Workstages C, D and E vary between 7% and 12% of the construction cost, depending on the particular project.
Sometimes I can work on an hourly rate of £55 per hour.
All fees are quoted before any work commences.
